Stamp duty rates in England and Northern Ireland

You pay each rate only on the part of the price that falls in that band.

First-time buyers pay nothing on the first £300,000 and 5% from £300,001 to £500,000. If the price is over £500,000 there’s no relief. Buying an extra home adds 5% to every band, and buyers who aren’t UK resident pay another 2%.

Scotland: Land and Buildings Transaction Tax

First-time buyers get a £175,000 tax-free band, saving up to £600. An extra home pays the Additional Dwelling Supplement: 8% of the whole price.

There’s no first-time buyer relief in Wales. An extra home pays the higher rates, which start at 5% from the first pound.

Meet Amir, buying his first home

Amir is buying a £350,000 flat in England with a £35,000 deposit.

If Amir already owned a home and was moving, he’d pay £7,500. First-time buyer relief saves him £5,000.

Questions

Who counts as a first-time buyer?

Someone who has never owned a home, in the UK or anywhere else. If you’re buying with someone, you both need to be first-time buyers, and you must plan to live there.

When do I pay stamp duty?

Within 14 days of completion in England and Northern Ireland, and within 30 days in Scotland and Wales. Your solicitor usually files the return and pays it for you.

I bought before selling my old home. Can I get the extra back?

Yes. If you sell your previous main home within 3 years, you can claim back the extra you paid.
